Tear-off, layers, and disposal
Both asphalt rows store tear-off at $39 – $53 per square per layer. Source: Peer installed-cost tables, 2026 ($0.39–$0.53 / sq ft). A layer is one existing covering. One layer on 22 billable squares is $858 – $1,166. Two layers use the 1.35–1.60 haul-off multiplier, $1,158 – $1,866 on the default architectural job. Installed shingles do not double.
Tear-off Yes is a replacement. Off drops that line to $0: first install, or a what-if overlay. The dumpster and permit allowance of $400–$1,200 stays either way. A placeholder. Your city permit and dumpster ticket will differ. Haul-off per square and the dumpster placeholder are separate lines.
IRC R908 caps most residential roofs at two shingle layers. This sheet only stores 1 or 2. If the roof is already at two layers, set layers to 2 and keep tear-off on.
3-tab and architectural bands
This version prices two shingles. Architectural asphalt is the laminated row: $411–$666 per square installed, tear-off $39 – $53 per square. Material and labor split is an allocation of the installed cost, not separate quoted figures. That row stores a 40% material share and a 60% labor share. On 22 billable squares at 6/12, material is $3,617 – $5,861 and labor is $5,425 – $8,791. This site prices the architectural row as the default asphalt ticket.
3-tab asphalt is the strip shingle: $345–$465 per square installed, same tear-off. Shares are 35% / 65%. On those squares, material is $2,657 – $3,581 and labor is $4,934 – $6,650.
Designer shingles and impact-resistant shingles are not priced in this section. The rate table does not cover them.
What changes the installed range
Pitch changes labor, not the material dollars. 4/12 to 6/12 is the 1.00 labor row. From 2/12 up to 4/12, asphalt is allowed with a double layer of underlayment; this engine prices that labor share 10% above the 4/12–6/12 row. It is not a separate underlayment invoice. Below 2/12, asphalt shingles are not permitted (IRC R905.2.2). 7/12 to 9/12 uses 1.15–1.25. 10/12 and steeper uses 1.40–1.80 for staging. Measure rise and run on the roof pitch calculator if the x/12 is still a guess.
Assumes a clean rectangle: no deck repair, one layer of penetrations, ground access. Dormers, skylights, chimneys, and a cut-up plan are the gap between this sheet and a bid. The table does not add a dollar for them.
A full underlayment tear-out or a ventilation redo is a bid line. This sheet does not include underlayment or ventilation as a separate line. The rate table does not cover that line. A contractor prices it separately.
Region is the ZIP-to-state wage ratio on labor and tear-off only. Material stays national. Season is not a row.
Replacement versus a new asphalt install
Replacement on this sheet means Tear-off Yes. New install means Tear-off No: first cover, or a what-if overlay. American search uses both phrases for the same house. The invoice does not.
On the default 2,000 sq ft architectural gable at 6/12, national rates, replacement with one-layer tear-off is $10,300 – $17,000. The same covering with tear-off off is $9,400 – $15,900. 3-tab on that pair is $8,800 – $12,600 with tear-off and $8,000 – $11,400 without. The gap is the asphalt tear-off line, not a second package of shingles.
