Homeowners ask by house size. These bands are roof surface, not heated living area. Architectural asphalt, 6/12, one-layer tear-off, national average: 1,000 sq ft → $5,400 – $9,100; 1,500 sq ft → $7,800 – $13,100; 2,000 sq ft → $10,300 – $17,000; 2,500 sq ft → $12,800 – $21,000; 3,000 sq ft → $15,300 – $24,900.

A “2,000 sq ft house” only matches the 2,000 sq ft row when the roof surface is actually near 2,000 sq ft. On a one-story rectangle at 6/12, footprint × 1.118 is closer to 2,240 sq ft before waste. Convert length × width on the square footage calculator before you trust a size band.

Public 2026 guides often put a mid-size asphalt replacement near $14,500–$22,000. This clean-rectangle default is $10,300 – $17,000 ($5.15 – $8.51 per sq ft of roof entered). The gap is deck repair, cut-up valleys, penetrations, and schedule — not a different definition of a square.

Cost by roofing material with tear-off

Architectural asphalt is $411–$666 per square installed ($4.11–$6.66 per sq ft) before waste and tear-off. Tear-off for asphalt is $39–$53 per square per layer.

1 square = 100 sq ft of roof surface. On 2,000 sq ft with 10% gable waste the crew bills 22 squares. Every installed dollar multiplies those billable squares.

Standing seam, tile, and slate sit several times above asphalt on the material table. Clay and slate tear-off alone can exceed a full asphalt haul-off line. That is why material choice moves the job more than a ZIP wage ratio on a national table.

Low-slope membranes (TPO, modified bitumen) are listed for pitches that asphalt shingles cannot cover under IRC R905.2.2. Do not force architectural asphalt onto a near-flat plane and expect a legal shingle install.

Tear-off, layers, and overlay

Replacement assumes the old covering comes off. Tear-off is on by default on the home calculator for that reason. Most jurisdictions allow a second shingle layer under IRC R908. Overlay does not reset the warranty clock, and the deck cannot be inspected without a strip.

Overlay usually drops you to the manufacturer's base limited warranty, and some brands exclude installations over an existing layer outright. Check the specific product's installation instructions.

A third layer is a tear-off in most codes. Turning tear-off off on a two-layer roof is not a legal shortcut on this sheet; it is only a what-if line.

What drives a replacement bid

Area, material, pitch labor, layers, and region. Pitch under 2/12 blocks asphalt shingles. 2/12 to under 4/12 needs double underlayment and a 10% labor bump on this sheet. 10/12 and steeper uses a 1.40–1.80 staging multiplier.

ZIP maps to a state wage ratio from BLS OEWS Roofers (SOC 47-2181), May 2024 state means over $25.51. The ratio scales labor and tear-off only. Material stays on the national table. Missing or suppressed state rows fall back to ×1.00.

Material and labor split is an allocation of the installed cost, not separate quoted figures. Dumpster and permit sit in a $400–$1,200 allowance, not your city’s published fee.

Assumes a clean rectangle: no deck repair, one layer of penetrations, ground access. Ask the contractor which lines sit inside that scope and which sit outside.

How to read these ranges with a contractor

Take the printed band to the inspection, not to a negotiation as if it were a bid. Mark squares, material, and tear-off against the proposal. Deck, flashing, skylights, and fascia are usually the gap.

Per sq ft on these tables is total ÷ roof area entered — Total divided by the roof area you entered, not by billable squares.
