Average U.S. roof cost by size
Homeowners usually ask by house size, not by roofing squares. On architectural asphalt at 6/12 with one-layer tear-off and national average rates, the presets on this page read: 1,500 sq ft replacement $7,800 – $13,100 (new construction $7,200 – $12,200); 2,000 sq ft replacement $10,300 – $17,000 (new construction $9,400 – $15,900); 2,500 sq ft replacement $12,800 – $21,000 (new construction $11,700 – $19,500). Those areas are roof surface you enter, not heated living area.
A 2,000 sq ft roof is 20 squares before waste. With 10% gable waste the crew bills 22 squares. That is why a “2,000 sq ft house” question only matches this sheet when the roof surface is actually near 2,000 sq ft. Convert length × width and pitch on the square footage calculator if you only have a plan or a tax-card living area.
Public 2026 guides often put a mid-size asphalt replacement near $14,500–$22,000. This engine’s clean-rectangle default is $10,300 – $17,000. The gap is deck repair, cut-up roofs, penetrations, and schedule — not a different square definition.
Size presets exist so you can flip 1,500 / 2,000 / 2,500 without retyping. Custom areas still win when you have a measured roof. Do not paste living area into the area field and call it done.
If your house is closer to 1,800 or 2,200 sq ft of roof, type that number. The presets are anchors for shopping conversations, not proof that your roof is one of those three sizes.
Cost per square vs per sq ft
1 square = 100 sq ft of roof surface. Material tables on this site are dollars per square installed. Architectural asphalt is $411–$666 per square ($4.11–$6.66 per sq ft) before waste, tear-off, and dumpster.
The quote sheet also prints a per-sq-ft row. That row is total divided by the roof area you typed — Total divided by the roof area you entered, not by billable squares. On the default job that is $5.15 – $8.51. If you divide the same total by billable squares instead of entered area, you will not match the unit row, and that is expected.
Standing seam metal is $1,800–$2,450 per square installed. On the same 2,000 sq ft roof with tear-off, the rounded sheet is $41,100 – $57,000. That is why the material compare table matters more than a single headline number when you are still choosing a system.
Blogs that quote only “$X per square foot” without saying whether waste and tear-off are inside the band are mixing units. Ask which square count they used and whether haul-off is included before you trust a single unit price.

New roof vs replacement
“New roof” in U.S. search often means a replacement on an existing house. It can also mean first-cover on new construction. This page separates them with Job type. Replacement turns tear-off on and keeps layer count. New construction turns tear-off off and ignores existing layers.
On the default 2,000 sq ft architectural roof, replacement with one-layer asphalt tear-off is $10,300 – $17,000. The same install with tear-off off is $9,400 – $15,900. The difference is haul-off plus the dumpster load that comes with stripping, not a second material package.
Tear-off is off. Most jurisdictions allow a second shingle layer under IRC R908, but it does not extend the warranty clock and the deck cannot be inspected without a tear-off. For a roof already at two layers, a tear-off is required.
Overlay usually drops you to the manufacturer's base limited warranty, and some brands exclude installations over an existing layer outright. Check the specific product's installation instructions.

Permits and dumpsters sit in a flat allowance, not your city’s published fee schedule. Steep staging shows up as a labor multiplier on steep pitches, not as a separate line item for scaffolding rental.
Low-slope membranes on the list (TPO, modified bitumen) are for pitches that asphalt shingles cannot cover under IRC R905.2.2. Do not pick architectural asphalt for a near-flat commercial-style plane and expect the sheet to invent a legal install.
